What Are the Sign Rules in Seabrook, NH?
Nearly every permanent sign in Seabrook needs a permit from the town's Building Inspector before it goes up. The only exceptions in the zoning ordinance are political campaign signs and real estate signs. That covers new signs and replacement signs, lit or not.
The application asks for the sign's size and wording, a drawing or photo, lighting specs, and for wall signs, the wall measurements. Freestanding signs also need structural drawings and setback distances from the lot lines. If the sign is lit, a licensed New Hampshire master electrician has to be listed on the application.
Size limits depend on which zone your property sits in. Wall signs are capped at 10% of the wall in most zones. Freestanding signs in the main commercial zones can reach 20 feet tall and must sit at least 15 feet back from the pavement. Seabrook also bans flashing, scrolling and animated signs, and a digital message sign can't change its message more than once an hour.
Some applications get sent on to the Planning Board or the Zoning Board of Adjustment. Properties near the beach can fall under the Seabrook Beach Village District's own zoning rules, so we check which rulebook applies before we draw anything.
